Abu Dhabi: The Federal Authority for Identity, Citizenship, Customs and Port Security (ICP) has officially launched an 8-step process that allows property owners in the UAE to secure the 10-year Golden Visa without the need for a local sponsor. The announcement, released on the ICP’s portal and widely reported on July 27, 2025, outlines a streamlined digital path for real estate investors to gain long-term residency.
The program is open to individuals who own property in the UAE valued at AED 2 million or more. Both completed and off-plan properties are eligible, provided they are purchased from approved local developers. Properties under mortgage are also acceptable if financed through a UAE-based bank recognized by the relevant authority.
The new visa process begins with an eligibility check and ends with the issuance of the Emirates ID. The 8 official steps are as follows:
- Submit nomination details for eligibility verification.
- Begin the application process upon confirmation.
- Receive approval notification for the visa.
- Cancel any existing UAE residency visa if applicable.
- ICP automatically adjusts visa status and sends payment link for any fines.
- Complete a medical fitness test and obtain a two-year health insurance policy.
- Schedule biometric enrolment if required.
- Receive the Emirates ID and residency card at your registered address.
The UAE Golden Visa grants extended residency to categories such as investors, entrepreneurs, professionals, and exceptional students. It provides multiple advantages including sponsor-free living, renewable 10-year residency, and the ability to sponsor family members and an unlimited number of domestic workers. Additionally, dependents are allowed to stay in the UAE after the visa holder’s death, provided their residency remains valid.
