Dubai Techno Park is now National Industries Park, or NIP. It began in 2000 as a technology park, was renamed TechnoPark in 2006, and became National Industries Park in 2016. The old name is still widely used.
Here is the part most guides get wrong. NIP is not a free zone. It is a Dubai mainland industrial zone, run by DP World UAE. That single fact changes how you trade, what tax you pay, and how you set up.

A Dubai mainland licence typically runs AED 15,000 to 40,000 a year, set by the Dubai economy department by activity.
Each visa runs roughly AED 3,000 to 6,000, covering the permit, medical and Emirates ID. Quotas are set by MOHRE.

NIP issues the licence in about 7 to 14 days though building on a plot is a longer project. Here is the journey.

From entry permit to Emirates ID in hand, a standard visa runs about three to five weeks once your establishment card is live.
Visa notice Visa approvals and conditions are set by UAE immigration authorities and can change without notice. As a mainland company, NIP setups also carry Emiratisation duties under the Nafis programme. Riz & Mona handles the full process, and only the medical and biometrics need you in the UAE.
As a mainland zone, NIP visa quotas follow Dubai mainland rules through MOHRE, not free zone office ratios. Your quota is set by your facility size and workforce plan, and it is generous for factory operations.
UAE banks run close checks before opening any account. Industrial and trading firms with import and export flows get questions on suppliers, buyers and cash flow. A clear NIP licence gives your file a solid base. Each bank decides on its own.
