What is Dubai Techno Park now?

Dubai Techno Park is now National Industries Park, or NIP. It began in 2000 as a technology park, was renamed TechnoPark in 2006, and became National Industries Park in 2016. The old name is still widely used.

Here is the part most guides get wrong. NIP is not a free zone. It is a Dubai mainland industrial zone, run by DP World UAE. That single fact changes how you trade, what tax you pay, and how you set up.

NIP offers 21 km² of leasable, infrastructure-ready land by Jebel Ali Port. Over 400 businesses lease plots and build their own factories and warehouses here. It is built for manufacturing, not for a cheap desk licence.

How much does an NIP setup cost?

NIP has no fixed free-zone packages. Your cost is led by the land or office you lease, plus a Dubai mainland licence. Land is quoted per project, so treat every figure as indicative.

Office space

Units from about AED 90,000/year

A standalone office at the NIP HQ buildings for your admin and management team. A 1-year renewable lease.

Warehouse or unit

Rent about AED 25 to 45/sq ft

A pre-built warehouse or unit for storage, distribution or light production, where available.

Industrial land plot

What moves your total cost?

  • Land or office

    This is the big one. An office is modest. A large land plot to build on is the real driver, quoted by NIP per project.

  • Licence fees

    A Dubai mainland licence typically runs AED 15,000 to 40,000 a year, set by the Dubai economy department by activity.

  • Visa count

    Each visa runs roughly AED 3,000 to 6,000, covering the permit, medical and Emirates ID. Quotas are set by MOHRE.

  • Activity approvals

    Food, chemicals and energy activities need federal approvals, which add time and fees to your setup.

  • Build-out and utilities

    Building on a land plot is a capital project. Construction, power and water are on top of the lease.

How to set up a company at NIP

NIP issues the licence in about 7 to 14 days though building on a plot is a longer project. Here is the journey.

Documents needed for NIP company setup

Having your file ready before you apply is what keeps the licence inside that seven-to-fourteen-day window.

The list is light for a sole owner and heavier for an LLC or a branch. Regulated activities like food or chemicals also need a federal approval. Get the individual documents ready first, since they cover most setups.

    From entry permit to Emirates ID in hand, a standard visa runs about three to five weeks once your establishment card is live.

    Visa notice Visa approvals and conditions are set by UAE immigration authorities and can change without notice.
