Investor Visa Dubai: UAE Residency Through Investment
An investor visa grants UAE residency to business owners, company shareholders, and property investors. Your visa is tied to your investment, not an employer. Self-sponsored, renewable, and eligible for family sponsorship.
What Is an Investor Visa in Dubai?
A Dubai investor visa is a UAE residence permit issued to foreign nationals who own a business, hold shares in a UAE company, or invest in property. It is granted by GDRFA and ties your residency to your investment rather than an employer.
There are three main routes: a business investor visa through company ownership, a property investor visa through real estate, and the Golden Visa for investments of AED 2 million or more. Each has different costs, validity, and requirements.
Standard investor visas are valid for 2 to 3 years and fully renewable while the investment remains active. The Golden Visa offers 10-year residency. All routes allow family sponsorship once the visa is stamped.
Which Route Matches Your Investment?
| Route | Duration | Key Requirement |
|---|---|---|
| Business Investor | 2 to 3 years | Own or co-own a UAE company |
| Partner Visa | 2 to 3 years | Hold shares in a UAE business |
| Property Investor | 2 years | Own qualifying Dubai property |
| Golden Visa (Property) | 10 years | AED 2M+ property ownership |
| Golden Visa (Business) | 10 years | AED 2M+ business investment |
| Green Visa (Investor) | 5 years | AED 100K+ capital invested |
Which Investor Visa Route Fits You?
The right investor visa depends on how you are investing in the UAE. Business owners, company partners, and property buyers each follow a different path with different costs, durations, and eligibility.

Standard Processing Time
Working Days
From complete document submission to visa stamp and Emirates ID. Business routes process in 7 to 10 days. Property routes take 10 to 15 days via DLD Taskeen.
Plan Ahead: Business investor visas through GDRFA are faster than property routes through DLD Taskeen. Golden Visa timelines vary by authority. Start document preparation early to avoid delays from missing trade licences, attestations, or bank NOCs.
Processing takes 7 to 15 working days from complete document submission. Business investor visas through GDRFA are faster. Property investor visas through DLD Taskeen take slightly longer.
- Entry permit approval from GDRFA or DLD: 2 to 5 working days
- Medical fitness test and good conduct: 1 to 3 working days
- Emirates ID biometrics and processing: 2 to 3 working days
- Visa stamping and Emirates ID delivery: 1 to 2 working days
- Golden Visa processing through ICP: 5 to 15 working days
Investor Visa Renewal Dubai
Investor visas must be renewed before expiry. Start at least 60 days before the date. Your trade licence or property ownership must remain valid and in good standing for renewal to proceed.
Renewal requires an updated medical test, renewed Emirates ID, valid health insurance, and a current trade licence or title deed. If the business has closed or the property is sold, the visa cannot be renewed.
Business investor renewal costs AED 8,000 to AED 15,000. Property investor renewals are typically AED 6,000 to AED 10,000. Golden Visa renewals follow a separate process through ICP.
Investor Visa Cancellation Dubai
An investor visa must be cancelled if you close your business, sell your property, or leave the UAE. The visa is tied to the investment. If the investment ends, the visa must be formally cancelled.
Cancellation is processed through GDRFA. A 30-day grace period begins after cancellation. Original passport and Emirates ID are required. All immigration obligations must be closed properly.
Cancellation costs AED 500 to AED 2,000 depending on the route. Failure to cancel results in overstay fines and complications on future UAE visa applications for you and dependents.
Most investor visa delays come from choosing the wrong route, filing before the trade licence is set up correctly, or missing documents that the authority expects but nobody told you about.
